Anyone who drives to Hilton Head Island passes through Bluffton.  Located between Route 170 and the bridge to Hilton Head Island, Bluffton is a quaint, but rapidly growing community that features the down-home feeling of a small town and combines that with the conveniences and progress which come from being one of the fastest growing areas in South Carolina.

With a growing number of residential communities in the area,
Bluffton has also become a business hub and is the gateway to Hilton Head Island.  Highway 278 is a popular business and shopping center area and new construction reflects the areas popularity.  We are working through a road widening project which will improve traffic flow on Highway 278.  This project should be completed in the November 2006.

Okatie is located along Route 170, north of Bluffton and is situated between Bluffton and Beaufort, the County Seat. Okatie is home to several large residential communities including Sun City Hilton Head, Oldfield and Hampton Pointe.  Okatie is also growing briskly and both Bluffton and Okatie are becoming a popular retirement mecca.

Who are the Islanders and Blufftonians?

The people who have chosen to live on Hilton Head Island hail from points across the country and around the world. Hilton Head is home to 32,600 full-time residents and is substantial enough to support all the services of a small city: excellent schools, a fine hospital and medical center, town government, fire, rescue, police protection, and a wide variety of churches, financial institutions, shopping areas, art center, restaurants and businesses.

Hilton Head is a community of all ages and interests. With an average age of 44 years old, the typical Islander is just as likely to be a career and family-oriented professional as an empty nester. Early retirees account for 28% of the population and enjoy active lives. Young professionals have discovered the area is unequaled as a town in which to work and rear families, and people between the ages of 20 and 64 make up 60% of the population.

With access to nature, wildlife, sports, and fine private and public schools, children thrive on Hilton Head Island.Hilton Head also plays host to about two million visitors per year and there are about 50,000 people on the island at any given time during the summer. However, visitors and residents coexist extremely well: Hilton Head´s reputation for tasteful tranquility precedes itself, and the commercial hubbub is not allowed to disrupt the island community.

What unifies our Islanders? It´s an abiding love and respect for the nature that surrounds us and a desire to preserve the Island´s special way of life. Bob recently played golf with a new property owner and an American Airlines pilot from Chicago who may have stated it best; "Hilton Head Island is simply a relaxed, easy-paced environment. Whenever I´m here, it feels like I´m in slow-motion". 

They say there´s always a trade involved when making any move. In the case of Hilton Head Island, it means a move to fresh air, tree-lined boulevards; open space; a soothing, sub-tropical climate, unlimited golf, tennis and water sports, and wide, warm beaches of the Atlantic. Heading to Hilton Head is definitely a move in the right direction and you´ll quickly find that it´s more than a destination to visit, it´s an incredible place to live.

BLUFFTON COMMUNITIES

Abbey Glen:  is a unique Villa (condominium) community where all the Villas are single story, ranch designs.  This type of community fulfills the life style requirements of many families relocating to the area.  Exteriors are stone and stucco and remind one of a European community.  There are floor plans for two and three bedroom models each with a veranda/private fenced garden patio, 2 car garage and gas fireplace. The models on display show excellent interior quality and attention to detail.  This is a very unique community in the Lowcountry.  Prices are in the $230´s to $290´s range. Amenities include a clubhouse, community center, fitness center and swimming pool.

 

Alston Park: this is the first of several new communities which comprise the New Riverside tract on Highway 46 (May River Road) near the entrance to Palmetto Bluff.  A development of only single -family homes with planned amenities.  They are in Phase One release with various models built on wooded homesites.  The development will have a community feel, sidewalks and street lamps included.  New home prices start in the low $200's.

Barton´s Run: is comprised of winding roads and pristine country acreage and is unpretentious Lowcountry living.  Here you can surround yourself with nature, build the home you´ve been dreaming about and discover a quiet, peaceful world away from the hectic pace of everyday life.  Barton´s Run is a private secluded retreat of wooded and lagoon home sites spread over 170 acres.  A gated community, located near downtown Bluffton, Barton´s Run is near schools, the beautiful beaches of Hilton Head and is its own sanctuary.  Home sites ranging in size from 1 to 5 acres are available.  Prices start at just under $200,000 for a one acre home site.


Baynard Park: 
 this gated community is located off Hampton Parkway which connects US 278 and the future Bluffton Parkway. It is just one mile east of  the intersection of US 278 and Rt. 170. Baynard Park offers a new class of luxury, designed like the most desirable gated communities and offers resort living in a prime Lowcountry location. Amenities will include tennis courts, a swimming pool, basketball courts, along with a beautifully landscaped park with private areas. Single-family homes range in size from 2000 sq. ft. to 3300 sq. ft.  Prices start at $325,000.


Belfair Plantation:
A private, 1,100 acre community along the scenic marshes of the Colleton River and just five miles from Hilton Head, Belfair features two 18-hole championship golf courses designed by Tom Fazio. The plantation's grand clubhouse contains a 29-acre state-of-the-art practice facility. Bluffton Park:
This new neighborhood is currently being developed off of S.C. 46 near downtown Bluffton. Four hundred homes are scheduled to be built in the first phase of development. Ultimately, over 500 more homes and villas as well as retail and commercial centers are to be built. Family orientated, the development in one of the fastest growing towns in South Carolina will be within walking distance of a planned 32 acre community park in Bluffton

Bluffton Village:
Currently under construction by Quality Properties Inc., this village of 32 Charlestonian-style townhouses is located on S.C. 46 in Bluffton. Purchasers can choose a 4 or 5 bedroom townhouse with detached garage and a separate lockout unit.

Buckingham Landing: Buckingham Landing affords residents a unique mix of waterfront living and convenient locale.  This community was the original launch site for the ferry onto Hilton Head Island before the bridge and has evolved into one of the Lowcountry's one-of-a-kind neighborhoods.  Homes range from expansive waterfront manors to comfortable family homes only steps fronm the bridge to HHI.

The Farm at Buckwalter:

Heyward Pointe:
This 615-acre gated community is located midway between Bluffton and Beaufort off S.C. 170. There are just 128 manor sized homes here and the land's natural beauty, not golf courses, is the major reason to choose to buy here. The community sits at the confluence of Checheesesee Creek and the Okatie and Colleton Rivers.
