Holy Cow!  There sure is a lot of building going on!


There is a lot of new home construction taking place in Bluffton as I write. The demand from retirees and others seeking the pleasures of Hilton Head without the price tab are finding Bluffton for their new home.   I will be updating this page as new information becomes available.  I am certain there will be even more new communities over the next year or so.  Stay tuned!

Abbey Glen -  is a unique Villa (condominium) community where all the Villas are single story, ranch designs.  This type of community fulfills the life style requirements of many families relocating to the area.  Exteriors are stone and stucco and remind one of a European community.  There are floor plans for two and three bedroom models each with a veranda/private fenced garden patio, 2 car garage and gas fireplace. The models on display show excellent interior quality and attention to detail.  This is a very unique community in the Lowcountry.  Prices are in the $230´s to $290´s range. Amenities include a clubhouse, community center, fitness center and swimming pool.

 

Alston Park - this is the first of several new communities which comprise the New Riverside tract on Highway 46 (May River Road) near the entrance to Palmetto Bluff.  A development of only single -family homes with planned amenities.  They are in Phase One release with various models built on wooded homesites.  The development will have a community feel, sidewalks and street lamps included.  New home prices start in the low $200's.

 

Barton´s Run - is comprised of winding roads and pristine country acreage and is unpretentious Lowcountry living.  Here you can surround yourself with nature, build the home you´ve been dreaming about and discover a quiet, peaceful world away from the hectic pace of everyday life.  Barton´s Run is a private secluded retreat of wooded and lagoon home sites spread over 170 acres.  A gated community, located near downtown Bluffton, Barton´s Run is near schools, the beautiful beaches of Hilton Head and is its own sanctuary.  Home sites ranging in size from 1 to 5 acres are available.  Prices start at just under $200,000 for a one acre home site.


Baynard Park
 this gated community is located off Hampton Parkway which connects US 278 and the future Bluffton Parkway. It is just one mile east of  the intersection of US 278 and Rt. 170. Baynard Park offers a new class of luxury, designed like the most desirable gated communities and offers resort living in a prime Lowcountry location. Amenities will include tennis courts, a swimming pool, basketball courts, along with a beautifully landscaped park with private areas. Single-family homes range in size from 2000 sq. ft. to 3300 sq. ft.  Prices start at $325,000.


Bluffton Park - Bluffton Park is a new community of single family homes, located just off May River Road (Route 46) in Bluffton and close to Schultz Park.  They feature many models from 1400 sq. ft to 2000 sq. ft.  Bluffton Park is constructed as a traditional neighborhood development in that the garages and access to the garages are behind the homes via an access road.  They feature top of the line finishing´s and appliances.  Models start at $180,000.

 

Hampton Lake - is a unique single family home development with resident activities, amenities and homesites centered on a 165 acre lake, including 7 miles of navigable waterways and 15 miles of shoreline.  A surrounding nature preserve of 345 acres provides almost endless trails, camping opportunities and family activities. It is the only freshwater lake community in the Lowcountry. When completed there will be 900 homes built on 906 acres. It is located 9 miles from Hilton Head, 21 miles from Beaufort, SC and 30 miles from Savannah, GA. Amenities will include a community boathouse, nature center, canoe and kayak storage, spa and fitness center, The Lakehouse community center, family-oriented swimming pools, tennis courts, and set aside fishing area for adults and children.  Homesites range in price from $180K to $370K depending on view.  Waterfront homesites can have their own boat docks.

 

Heritage at New Riverside - is a 905-home single-family and townhome neighborhood, developed as a traditional family neighborhood (sic. garages in back, sidewalks in front).Heritage at New Riverside is located just off Rt. 46 on New River Trail. Amenities will include a swimming pool, tennis courts, butterfly garden, fitness center, dog park, walking trails and green space. Heritage at New Riverside owners will have available bundled telephone, cable television, internet and security using fiber optic technology.  Prices start at $195,000 to about $400,000.

 

Kent Estates  - will be a 130 acre development that will include a commercial area, single-family homes and townhouses. It is located on Rt. 170 near the rear entrance to Sun City Hilton Head. Kent Estates will include a gracious avenue of oaks which once led to the Verdier Family plantation home.  No word yet on pricing.

 

Lawton Station - is a new gated community on Route 170 near US Highway 278.  An eventual 1,000 homes will be constructed here in several integral communities.  Built with the feel of a small village, Lawton Station will have a clubhouse with swimming pool, playgrounds, nature trails and sidewalks with street lanterns. Lawton Station is currently selling the Avondale community which features homes from 1800 sq. ft. to 2300 sq. ft.  Prices are from $260,000 to $400,000´s and there are 7 different models and floor plans from which to choose.  The Belmeade and Cambridge communities will feature homes of different architecture from Avondale homes.

 

Mill Creek at Cypress Ridge - will be a special place where neighbors can meet for coffee, pick up a newspaper or browse various shops at the future commercial village at the entrance to Mill Creek.  Eventually there will be 1800 homes built on 1,412 acres with extensive lake activities, the Cypress Ridge Golf course, a clubhouse, swimming pools, fitness center, playgrounds and tennis courts. Owners can enjoy canoeing and kayaking on the large lakes, play golf or pursue the healthy lifestyle in the fitness center. Cypress Ridge owners will have available bundled telephone, cable television, internet and security using fiber optic technology. There are many different floor plans and home styles from which to choose.  Prices from the $186,000 to over $300,000.

 

Okatie Park  - Located on Route 17, only six miles North of Hwy 278, Okatie Park presents single-family homes.  This location is approximately half way between Beaufort and Hilton Head Island. The family orientated community features sand volleyball courts, a dog/pet park, a softball field and picnic pavilions. Prices start in the $135´s and the developer has arranged for up to 100% financing with $3,000 in closing costs paid by the developer.

 

Palmetto Bluff - is a high-end, nature and golf orientated community on the headwaters of the May River. It is very large some 22,000 acres or about two thirds the size of Hilton Head IslandHomesites range in size from one-half acre to 30 acres, pricing start at $400 K for a one-half acre lot and go up from there.  The developers have also built a very nice "town square" with The Inn at Palmetto Bluff as its centerpiece.  The Inn is managed by Auberge of Napa Valley fame.   Many Hollywood types have discovered Palmetto Bluff and now own land tracts there.  Palmetto Bluff offers golf, nature, hunting, fishing, equestrian, boating, kayaking, fitness and many more amenities.


Palmetto Pointe - located near the intersection of Routes 170 and 46, Palmetto Pointe will be a classic family styled community.  Many models are being offered starting in the $170's up to the high $200´s.  These prices make this a very affordable new home community.  The Villages at Palmetto Point are in the grand opening phase right now.

 

Plantation Point - Is a very pretty condominium development and owners/tenants enjoy a clubhouse, two swimming pools, a lagoon and natural landscaped areas.   The resale prices are in the $100 to $225k range, and some have garages. 1, 2 and three bedroom flats are available. The complex is fairly new only 5 years old. Plantation Point is 6 miles from the Hilton Head Island Bridge. For the investors, rents earned would approximate $700/month for a one bedroom unit, $850/month for a two bedroom unit and $1050 per month for a three bedroom unit.  Plantation point is very popular since it is close to Hilton Head Island and many local shopping areas. 

 

The Haven at New Riverside - The Haven at New Riverside is located near Palmetto Bluff.  It provides an exceptional combination of peaceful living in a forested setting. As you approach The Haven at New Riverside you´ll be charmed by the lush foliage and lacy shade over the picturesque road winding through historic Bluffton.  Here, Palmetto Bluff and The Haven exemplifies Southern living at is best. Each home in this private community is designed to complement the natural environment.  The Haven is offering secluded lagoon and wooded homesites ranging from one-quarter to one-half an acre in size.  The Haven has masterfully crafted home designs ranging in size from 2,200 to 3,400 square feet.  Prices range from $375K to $500K.

 

The Reserve at Woodbridge -  is the latest conversion from rental to condominium. It is located in Bluffton on the Buckwalter Parkway, approximately 8 miles from the Hilton Head Island Bridge.  1, 2 and 3 bedroom and 2 bath units are being sold, some with garages sized from 700 sq ft. to 1,320 square feet. Amenities at The Reserve include bike and walking paths, swimming pools and a fitness center. Prices for the one bedroom start at $86K, two bedroom units range in price from $128K to $158K, and three bedroom/2 bath units are priced at $180K to $200k.


The Village at Verdier Plantation
 - residents of The Village enjoy the exquisite private luxury of maintenance-free living while just outside the gates, the convenience of café´s, restaurants, shops, and professional services beckon.  Luxurious Manor Homes, Town Homes and Garden Condominiums comprise the finest residential offerings of the Village.  Each residential area is governed by its own Board of Directors and Regime Association. The Village owners will have available bundled telephone, cable television, internet and security using fiber optic technology.  The Luxury Town Homes are of one and two-story design; each unit with its own garage and only the best in interior features. The Luxury Town Homes Range in size from 1500 sq. ft. to 1900 sq. ft. and are priced from $355,000 to $438,000.

 

Wellstone - located on Buck Island Road in Bluffton, is a townhome community and is close to the Bluffton School campus. They feature 3 and 4 bedroom,  2 story town homes - all with garages and screened porches.  It is a classic community with an architectural style which fits Lowcountry living.  The town homes Range in size from 1500 sq. ft. to 1900 sq. ft. and are priced from $175,000 to $225,000.
