Due to it's beauty and warm climate - it hasn't snowed since 1990 -the Hilton Head Island area already has a large retired population. Retirees will find first class golf courses, tennis, a nature lover's paradise, miles of beaches, first-class restaurants, fishing, boating and shopping. There are many homes and condominiums for purchase in new and existing developments  - many of which are gated communities known as "plantations." Many  private residential communities do not permit weekly rentals, and therefore are not busy with tourists.  Others are tourist oriented, generally have much more commercial amenities in the vicinity and tend to be more crowded during peak periods. Single family homes start at approximately $600,000 for about 1,800 sq. ft. on-island, while off-island prices will be 30-40% less for a similar property.  Most are situated on wooded, golf, lake and lagoon home sites.  Homes bordering the Ocean, Calibogue Sound,  Skull Creek or Port Royal Sound usually are priced at $1 million +. Home design and renovation is generally governed by an ARB(?) thereby ensuring that homes fit in with the natural landscape.
